How the Loan Process Works

There's a lot involved in order to get a mortgage. You wouldn't be researching mortgage loans if you could get a mortgage loan in a single day by filling out a simple application. But Pro-Active Mortgage does the heavy lifting so you can concentrate on your life rather than the mortgage loan.

Step One: Decide how much you can afford

This is a function of a couple things. How much of a monthly payment can you afford? And given your unique credit and employment history, income and debt, and goals, how much will a lender loan you? Use the calculators on our website to determine your monthly payment amount. We'll also help you through different scenarios by asking a few simple questions. Based on standard lender guidelines, we'll get you a good idea of what kind of terms and loan program you can expect to benefit most from.

Step Two: Pre-qualify for your loan

This is where the process really begins and you save the most money. You will give us details on your current job, your assets, and your residence history. You'll provide your employment, asset, and residence history information. We will pull get your credit report and score (with your permission, of course). We will review all this info then will provide a letter of pre-qualification. Be careful with this letter — it is a great tool for buying your new home! With this letter, your Realtor® will negotiate the best deal for your new home. While you're shopping for the home that's right for you, we're busy researching the loan program that's just right for your situation.

Step Three: Apply for your loan

Once you've made an offer and it's been accepted, it's time to complete the loan application. Applying for your loan couldn't be much easier; you can apply online right here on our site. Finally, we will order the appraisal of your new home.

Step Four: Your loan is funded

Your Realtor® and the sellers will coordinate to find a title company to handle the funding of your loan once it has been approved. We'll work with this company to ensure the papers your lender needs are in order, and you will likely sign everything at this company's office. We will coordinate with this company to set your date of closing. Because you don't have to worry about these details, you can concentrate on moving, if you're going to repaint, carpet, and the details involved in getting your new house.
